Rainbow Village Properties has been providing neighborhood homes for people with developmental disabilities in the St. Louis area for more than 40 years. In addition to providing neighborhood homes, Rainbow Village operates the Wolff Community Center, a multi-use facility, which includes an indoor heated therapeutic swimming pool, a gymnasium, activity rooms and office space. Rainbow Village collaborates with various support service agencies to best meet the housing needs of people with developmental disabilities.
The Maintenance Supervisor cooperates directly with the Property Manager, helping to coordinate maintenance personnel, while working in the field. Assists with the management of technicians by monitoring time and expense, and the coordination of all in house and vendor projects. The maintenance supervisor participates also by directly making repairs and overseeing on-call responsibilities. Diagnose and perform major, minor and routine maintenance/repair work in a timely and professional manner. Assure all service requests are scheduled and completed daily. Accurately document work performed, and parts used and submit daily via electronic work order program.
Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed may be required as directed by supervisory personnel.
- OVERSEES the flow of maintenance requests, to make sure that the request is assigned to the proper technician or vendor.
- MONITORS the maintenance technicians’ pending requests to achieve quickest possible completion time.
- ASSISTS maintenance technicians when the need for support arises.
- COLLECTS AND REVIEWS for accuracy and completeness all purchases made by maintenance personnel and presents to the Assistant Property Manager for coding/vouchering.
- COORDINATES vendor visits to all homes and facilities, working closely with house staff.
- MAINTAINS inventory of all Rainbow Village supplies and tools.
- MAINTAINS emergency on call schedule of maintenance personnel to assure availability while actively participating in the rotation.
- ORDER and track supplies and bulk purchases for maintenance personnel.
- ASSISTS Property Manager in the scheduling and completion of house renovations.
- MEETS WITH CONTRACTORS, VENDORS, and INSPECTORS as directed by Property Manager.
- CONSULTS with maintenance personnel on technical questions.
- MENTORS maintenance technicians on best practices and observance of OSHA regulations for a safe work environment.
- PROVIDES counseling and discipline to maintenance personnel under Property Manager Direction.
Knowledge, Skills, and Abilities Required:
- Must possess a valid driver’s license.
- HVAC certification preferred.
- Ability to lift 50 pounds.
- Experience in residential building maintenance.
- Demonstrated success in a supervisory capacity.
- Communicate clearly and concisely, both orally and in writing.
- Ability to plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance.
- Monitor and control supplies and equipment.
- Have a working knowledge of operations, services, and activities of building maintenance, repair, and construction including carpentry, plumbing, heating, electrical, mechanical, and painting.
- Working knowledge of the principles and practices of safety management.
- Establish and maintain effective working relationships with those contacted in the course of work.
- Clean driving and criminal record.
- Experience required, 1 year Building Maintenance
